Rental Policy
Welcome to Professional Property Management! We’re pleased that you’ve selected one of our properties to be your new home and or location for your business. To help expedite your application, please follow these guidelines:
1.Please feel free to drive by any of the available listed properties, and viewing the location. Should you want to view the interior, we ask that you schedule an appointment with the contact person listed for that property. Please do not disturb the occupants or neighbors.
2. All properties are shown by appointment only. Call our office during business hours to schedule an appointment after you have seen the exterior of the property. You must provide your own transportation.
3. A Credit and Eviction reports will be pulled on each adult applicant 18 years or older that will be living in the home.
4. There is a $50.00 for hard copy OR $50.00 for our on-line version, NON-REFUNDABLE processing fee per adult. Applications will be kept on file for six months, and may be applied for any property listed by Professional Property Management during that time.
5. Valid Government photo identification and social security card is required by all adult applicants at the time of submitting application.
6. Please submit two months of pay stubs from your Employer, or any housing vouchers (if applicable), Current and Past Landlords Telephone numbers and email addresses to be listed on the application.
6 B. 2_Years of federal tax returns for self-employed or independent contractors
6 C. Proof of any monthly spousal or child support income
6 D. Cash is not verifiable income, however, two months of bank statements showing the cash being deposited would be verifiable.
7. If accepted for property, the funds required prior to move-in shall be paid by CASHIERS CHECK or MONEY ORDER
8. No pets or smoking for any of our properties unless indicated. ESA and Service animals are allowed.
9. Tenant Insurance is mandatory for Single Family Homes, Apartments, Duplex, Condos, Townhouses and Commercial Tenants.
10. Go Green - Residential Benefits Package
All Professional Property Management residents
are automatically enrolled in the Go Green Resident Benefits Package (GRBP) for an additional $41.00/month which includes portal access, maintenance hotline, renter's insurance, tenant liability insurance, move-in concierge service making utility connection and home service setup a breeze during your move-in and much more! Commercial Tenants: The Tenant liability insurance offer is not provided for commercial Tenants but is still required. Commercial Tenants are automatically enrolled in the GRBP for $30.00 / monthly which includes portal access, maintenance hotline, move-in concierge service making utility connection and property service setup a breeze during your move-in and much more! More details are explained on the application cover page.
11. When your application is approved, Professional Property Management will be submitting your contact information to Citizen Home Solutions, a concierge utility connection service (part of our Resident Benefits Package). CHS will contact you to assist with setting up your water, gas, electricity, phone service, cable/satellite TV, and security monitoring. By submitting your application, you hereby agree that Professional Property Management may provide your contact information to Citizen Home Solutions and that they may contact you.
